With the government increasingly reviewing military bases for closing, Picatinny Arsenal in Morris County, New Jersey turned to Advance Realty Group to ensure its longevity.

Advance Realty Group teamed up with InSitech which represents the U.S. Army’s Picatinny Arsenal under the Enhanced Use Lease (EUL) initiative to develop a state-of-the-art, high-tech campus like no other in the country, offering significant ‘technology infrastructure amenities’ in a collaborative manner that will foster innovation. This project serves as model for other bases throughout the country.

The initial development of the PARC will feature the development of up to 100,000 square feet of office/lab space within Picatinny’s “downtown” area. The demand for such a facility comes from government contractors at Picatinny, as well as from research universities, communications, electronics, homeland defense/homeland security, and emerging technology companies throughout the United States. Interested tenants are attracted to Picatinny’s $1.5 billion of high technology equipment, over 64 laboratories, and intellectual assets, some of which only exist at the base.

About Picatinny Arsenal

Picatinny Arsenal is located on approximately 6,500 acres of land with access from NJ State Highway Route 15, a mile from a full interchange on Interstate 80 in Morris County. Picatinny has a distinguished history in armaments and munitions development and production dating back to the Revolutionary War. Today, the installation employs over 4,000 full-time government and contractor personnel. Over 1,900 of Picatinny’s government employees are engineers and/or scientists. Picatinny has approximately $1.5 billion invested in state-of-the-art, cutting edge technological equipment and $115 million in new R&D facility projects in the planning stages or under construction. Many of the technologies support research applications across a broad range of industry, government and university endeavors.
