A World-Class Building for a World-Class Tenant Advance acquired 100 Tice Boulevard, Woodcliff Lake, NJ in early 2004 and began marketing it as a build-to-suit corporate headquarters opportunity. The combination of the strategic location of the property and the available amenities such as the adjacent first class hotel/conference center and a Class A lifestyle retail center made the site extremely attractive. In 2004, Eisai Inc., a U.S. pharmaceutical company, was introduced to the project. Advance’s management team met with senior executives of Eisai early in the process to learn about the business model of the company so that the issues important to the success of the company could be addressed. Eisai Inc. and Advance both recognized that an ideal match was about to be made, each recognizing that their business practices and missions were founded upon similar guiding principles and values. Eisai further recognized that Advance’s Tenants’ Bill of Rights represented a type of relationship it sought in securing a new landlord as its strategic partner. Metro East Safety Fair is a Success On September 21, 2005 Advance held its first annual Security and Safety Fair at Metro East Business Campus, Lanham, MD. We had a number of organizations participate, including Remote Surveillance Technology Solutions, our Security contractor; Sonitrol, our alarm vendor; and the Prince Georges County Police and Fire Departments. All did a wonderful job of enlightening our tenants and the community on numerous safety and security issues. The guests that attended the Security Fair left with a new awareness of Safety procedures as well as information to help keep our community safe. There were a number of brochures and other literature on various safety and security topics. The turnout was excellent and we plan to make this an annual event. Guests were delighted to attend and acquired a lot of information, while the exhibitors enjoyed the dual benefits of getting the information out to our Metro East community and being able to get in front of potential customers.

Annual Tenants Day Success Story…
This past summer Advance held its highly anticipated, annual Tenant Day. Property Management offices from Massachusetts to Virginia worked diligently coordinating, organizing and even preparing the food. New Jersey tenants chilled in the hot sun and enjoyed homemade ice cream in Bedminster and Italian ice in Trenton. Meanwhile, in Boston tenants made their own sundae’s in Westborough, MA. In Chantilly, VA - Avion Business Park hosted a Boardwalk themed Tenant Day which included ice cream carts, cotton candy and peanuts. Back in New Jersey, 300 tenants in MiddleBrook Crossroads enjoyed a delicious barbeque prepared by our Property Management team. Park Place put out the crystal for over 300 tenants during their end of the summer barbeque catered by our 200 Park Avenue tenant, Crystal Bay Cafe.
